FOR PEOPLE WHO FIND EXISTING SOMERSET WEST INSUFFICIENTLY LUXURIOUS

A new R1-billion residential development called The Charles has launched its first phase within the Lord Charles Estate in Somerset West, offering 178 apartments from R2.1 million — described by developers as “attainable luxury,” which The Helderburger notes is a phrase that means different things in different suburbs.
The development promises a concierge reception, indoor gym, landscaped courtyard, central pool, residents’ clubhouse and 24-hour biometric security — features that one longtime Somerset West resident described as “everything the Helderberg already has, in smaller rooms with more buttons.”
Early investors are being offered a R200,000 discount, a gesture developers describe as generosity and analysts describe as marketing. Completion is projected for the third quarter of 2028, which regular Helderburger readers will recognise as the same quarter the airport is supposed to open — meaning the area will, sometime around 2030, be comprehensively transformed.
Somerset West, whose number plate — CFM — is jokingly held by residents to stand for “City for Millionaires,” appears to be embracing the nickname with the quiet determination of a suburb that has long suspected it was right.
